BEFORE YOU HAND OVER THE KEYS
A good rental begins before the listing.
A home that worked well for you still needs a clear plan before someone else moves in. Start by separating the decisions you can make now from the questions that need property-specific review.
01 / READINESS
What needs attention first?
Review the home’s condition, cleaning, working appliances, access arrangements, and maintenance records. Decide what should be repaired before photography and showings, rather than leaving important details for move-in day.
02 / RESTRICTIONS
What rules apply to this address?
If your property has an HOA or condominium association, gather its leasing restrictions, application steps, approval timing, and current rules. The ability to rent one property does not establish the rules for another community.
03 / RESPONSIBILITIES
Who handles the recurring work?
Decide how lawn care, irrigation, pool service, utilities, and routine maintenance will be handled. Put the agreed responsibilities into the leasing and management process so everyone starts with the same expectations.
LOCAL KNOWLEDGE, USED PRACTICALLY
Your address matters more than a citywide average.
DeBary has a SunRail station and access to I-4, but those features are context—not a rent estimate. A particular home’s layout, condition, location, amenities, and competing rental options need to be considered together. A rent figure from a different neighborhood or a differently maintained home can be a weak starting point.
Tell us whether your property is vacant or occupied, when it could be available, and what work you already know it needs. A rental evaluation is a conversation about positioning and preparation, not a promise of a specific rent or move-in date.
Local reference: City of DeBary SunRail information. Rental recommendations require a current review of your individual property.

SMART START
Tenant placement
For owners who intend to manage the property themselves after placement. Discuss the marketing, showing, applicant-review, lease, and move-in steps, followed by a clear handoff. The placement fee is 75% of one month’s rent.
COMPLETE
Ongoing management
For owners who want assistance with the recurring work of rental ownership. Discuss rent collection, resident communication, maintenance coordination, inspections, and owner reporting. The monthly management fee is 8.5%.
Ask for the complete written fee schedule before deciding. The agreement defines the fee base, service scope, and any separate placement, renewal, maintenance, accounting, or other charges. These percentages are not an all-inclusive quote.

Start with the home.
Share your address, occupancy, timing, and what you hope to keep or change about owning it. If you only want to learn first, request the e-book without booking a consultation.
REVIEW
Understand the choices.
Discuss preparation, leasing restrictions, owner responsibilities, and the full written schedule of services and charges. Ask who will handle which decisions and how updates will reach you.
DECIDE
Choose your next step.
If you decide to proceed, review and sign the appropriate agreement. Confirm access, records, vendor information, and the plan for marketing or taking over management.
QUESTIONS FROM DEBARY OWNERS
Before your home becomes a rental.
Can MainStreet help if this is my first rental?
Yes. Begin with your property’s condition, planned availability, and any association rules. You can ask about tenant placement alone or ongoing management. A conversation does not obligate you to hire us.
Can I choose tenant placement without monthly management?
Yes. Smart Start is intended for owners who want help placing a resident and then plan to manage the property themselves. Review the exact scope and handoff responsibilities in the written agreement.
Do I have to provide my property address to get the e-book?
No. An address is optional for a guide request. If you want a rental evaluation, including the address helps us understand which property you would like to discuss.
What happens if the home needs repairs before renting?
Discuss the known issues before marketing begins. Review access, repair priorities, vendor coordination, and approvals. The scope and cost of any work must be considered separately from a proposed rent figure.
How will I stay informed once the home is managed?
MainStreet uses Rentec Direct for owner and resident portals. Ask how statements, payments, documents, and maintenance updates are handled under the program you select. Existing owners can reach the portal through MainStreet.Rentals.
Let’s put a plan around your DeBary home.
Request your e-book, ask for a rental evaluation, or tell us which part of rental ownership you would like help with. A local conversation is a useful place to start.
